Cloverdale Town Centre Plan Update
The Cloverdale Town Centre Plan is undergoing an update! A series of new projects and developments in Cloverdale necessitate a revision of the plan. These advancements will guide the growth of Cloverdale Town Centre, transforming it into a community hub for health and wellness, education, and entertainment.

New projects in Cloverdale
1. The new Cloverdale hospital
A new hospital and BC Cancer Centre is coming to Cloverdale Town Centre. Together, the facilities will provide emergency services, surgery, inpatient and ambulatory care, medical imaging, laboratory, pharmacy and cancer care. It will be the first fully electric hospital in the province. The hospital will be located on 180 Street and 55 Avenue, just south of the KPU Tech building, and is expected to open in Spring 2030.
2. Incorporating the new provincial housing legislation into the plan
In November 2023, the Province passed legislation to increase the supply of housing in BC. The legislation introduces Small-Scale Multi-Unit Housing (SSMUH), which expands the type of housing allowed in single family and duplex zones. The Cloverdale Town Centre Plan is being updated to reflect these new changes.
3. KPU 2050 Tech campus concept plan
Kwantlen Polytechnic University’s (KPU), envisions future campus expansion in it’s 2050 Tech Campus Concept Plan. This includes new buildings, open spaces, and enhanced presence on Highway 10, 180 Street, and 55 Ave. “The Plan takes into account the current planning for the future Surrey Hospital which opens the door to many possible synergistic opportunities and partnerships.” (p.13, KPU Tech Plan).
4. A re-energizing of Cloverdale Fairgrounds
Cloverdale Fairgrounds is currently undergoing an internal revisioning exercise. Still in early stages, the exercise will aim to envision an improved Fairgrounds experience for visitors. The Cloverdale Town Centre Plan Update will work to accommodate any changes to the Fairgrounds such as updating the land uses of nearby properties or planning long-term road connections.

Community engagement for the Cloverdale Town Centre Plan Update has officially kicked off! New developments and changes are coming to Cloverdale. This has called for an update to the existing land use plan. As we update the plan, we want to hear from you! We aim to hear from a variety of residents, stakeholders, and community partners. Help us renew our vision for Cloverdale Town Centre!Step 1 has wrapped up, this was our background and scoping phase. During this phase, new projects and developments were announced. This shifted the project scope and required further research on the requirements and needs of these new developments. So, we completed background studies, spoke with key stakeholders, and met internally to think of a strategic plan of action.
Now, we are in Step 2, and ready to speak with residents and community members!
