The area around Skytrain Stations should be built to be pedestrian friendly, walkable, transit-oriented, dense hubs and residents should not need a car to get around. These areas should not be wasted for massive parking lots; that would be hugely inefficient. If a park and ride is going to exist, it should not be right up against the skytrain station.

may as well include higher density buildings with room for lots of rentals to make full use of the transit system in the whole area.

This is the next big community planning project

At the intersection of 184 Street and Fraser Highway, there should be a minimum of 4.5FAR which would classify as high rises. This intersection is quite unique as it mostly untouched and would be great to plan a community hub around. As there will be a significant gap between the last station Skytrain station and the one situated at this crossing, therefore planning is crucial. Moving slightly north on 184 Street the density should drop gradually while keeping the intersection of 184 Street and 72 Avenue as 3.5FAR with commercial/ residential use. This will shift some traffic away from the Skytrain station just south of it and multiple routes can be made to avoid the cluster that will be at the center of the station. This gradual decrease will also provide a scenic view for most of the proposed housing as north of 184 Street and Fraser Highway crossing is at a slight downwards slope. This area will be a beautiful community hub with necessities close by and the Skytrain will make it so much better.
