How will Imagine Scott Road improve my neighbourhood?
When new development occurs in an area that has a land use plan, developers are charged Community Amenity Contributions (CACs). The money collected from developers by CACs is then used to fund community amenities such as parks, community centres, cultural spaces, public art, facilities, fire halls, and libraries.
Imagine Scott Road will set interim CACs for any development that occurs along the corridor in the short term. Future Land Use Plans will re-evaluate these CACs as more detailed visions of the area and its needed amenities are determined.
Will this rezone my property?
No. Imagine Scott Road will not rezone properties or require current property owners to move or sell. Imagine Scott Road is a vision for the future that will be built over many decades. Future Land Use Plan processes will refine this vision and guide development applications but they will not rezone properties.
When will development occur?
Development happens when and where there is a demand for new housing and commercial space.
The pace of development depends on individual property owners redeveloping or choosing to sell their property. If there aren’t willing buyers, sellers, and developers, then not much will change.
The Imagine Scott Road Study will help developers and property owners understand how properties may redevelop. In most cases, redevelopment will not begin until Land Use Plan processes take place. Land Use Plan processes for this corridor will begin when the Imagine Scott Road study finishes in 2023.
